Hail Damage Severity

Hailstorms can be disastrous—there are no two ways about it. How damaging a hail downpour will be to your commercial roof depends largely on the type of membrane you have.

Some roof types will sustain damage from hailstones as little as a half-inch in diameter or smaller. Other roof types are heartier in standing up to hail. The following is a breakdown of some common commercial roof types and how well (or poorly) they handle hailstorms:

  • BUR: Built-up roofing, commonly known as BUR, very often has gravel surfacing that safeguards the roof membrane from being damaged by hail. BUR roofing systems that are installed in a smooth-surfaced configuration are more prone to sustaining hail damage.
  • EPDM: EPDM (ethylene propylene diene monomer) roofing, commonly called rubber roofing, is very flexible and generally does a good job of standing up to an assault from hailstones as big as 2.5 inches in diameter. If hail-related damage does occur on an EPDM roof, it is usually in the form of surface cracking. Hail-caused fracturing is most likely to occur at an EPDM roof’s perimeter or in areas of the roof where equipment has been installed. Hailstones can additionally puncture an EPDM roof’s membrane if the roof substrate isn’t solid.
  • Metal: Metal roofs are frequently dented by hail, but this damage is usually just cosmetic. However, the water-tightness of a metal roof can be impaired if hailstones crack or chip the roof panel finish. This can lead to rust developing on the roof, which necessitates the repair services of a professional roofing contractor.
  • Thermoplastic: A thermoplastic roof membrane, such as TPO or PVC, can stand up to hail that is about 1 ¾ inches in diameter or smaller, but this type of roofing can be fractured or otherwise damaged by even very small hail if the membrane is older and deteriorated.
  • Modified Bitumen: A modified bitumen roof can typically hold up well to even very big hailstones. The most robust type of modified bitumen roofing is a granule-surfaced BUR, and hail can fracture the underlying reinforcement of this type of roof or displace the granules. A modified bitumen roof is likelier to experience hailstone damage in unsupported sections where blistering or ridging has formed.
